Here are a few tips to help your new home stay looking nice and operating the way it did when you fist moved in.

  • Test smoke detectors every 6 months and replace batteries as necessary.


  • Inspect tile for loose or missing grout, cracks, chips or damaged caulking. Regrout if necessary. Replace or repair broken tiles. Caulk damaged areas if needed.


  • Tile is one of the easiest floor coverings to maintain. Sand, dirt and grit do the most damage to floors due to their abrasiveness. Vacuum frequently to maintain cleanliness and appearance. Occasionally, a light wet mopping with warm water is appropriate. Avoid adding detergent to the water. Do not use products containing lemon, vinegar or other acids. If you feel a cleaning agent is required, use a mild solution of warm water and dishwasher crystals (they will not leave a heavy lather on the grout). Rinse thoroughly.


  • Attach furniture protectors underneath furniture legs to protect wood and tile floors.


  • Move furniture to change flow patterns in rooms to save wear and tear on carpets.


  • You can add years to the life of your carpet with regular care. Carpet wears out because of foot traffic and dirt particles that get trampled deep into the pile beyond the suction of the vacuum. The dirt particles wear down the fibers like sandpaper and dull the carpet. The most important thing you can do to protect your carpet is to vacuum it frequently. Vacuuming high-traffic areas regularly helps keep them clean and maintains the upright position of the nap.


  • Wipe spills and clean stains immediately. For best results blot or dab any spill or stain, avoid rubbing. Test stain removers on an inconspicuous area of the carpet, such as in a closet, to check for any undesirable effects. Have your carpet professionally cleaned regularly, usually once a year.


  • Check for leaks under cabinets and the hot water heater.


  • Run the bathroom fan or open the window when showering. Use exhaust fans or open windows whenever cooking, running the dishwasher or dishwashing. Also when washing or drying clothes make sure to run the exhaust fan if your home is equipped with one.


  • Check the flow of water in faucet aerators. If the level of water is reduced, clean the aerator screens. In rooms where sinks, showers or bathtubs are not often used, run water into the drain to keep the sink trap filled.


  • To clean your mirrors, use any reliable liquid glass cleaner or polisher available at most hardware or grocery stores. Avoid acidic cleaners and splashing water under the mirror, either can cause the silvering to deteriorate. Avoid getting glass cleaners on plumbing fixtures as some formulas can deteriorate the finish.


  • Clean kitchen exhaust hood and air filter.


  • Apply lemon oil to wood cabinets for protection.


  • Clean disposal blades by grinding up ice cubes. Freshen it with baking soda and by grinding up citrus fruit rinds.


  • Inspect shower and tub doors for proper fit. Recaulk areas if needed.


  • If hinges catch or drawer glides become sluggish, a small amount of silicone lubricant will improve their performance. Door hinges are adjustable and can be easily realigned with a screwdriver.


  • Check all window and door locks for proper operation.


  • Most sliding windows (both vertical and horizontal) are designed for a ten-pound pull. If sticking occurs or excessive pressure is required to open or close a window, apply a silicone lubricant. This is available at hardware stores. Avoid petroleum-based products.
